Site plan

A community built along two highways.

Most towns grow out from a main street. Indian Land grew along a highway. The shops, offices and restaurants sit on US 521 and SC 160, and new neighborhoods fill the land between them. Head north on 521 and it turns into Johnston Road in North Carolina, reaching I-485 within four miles. That means Charlotte companies are competing for the same searches as you.

So a customer here isn't strolling past your window. They're searching, comparing and calling from a car or a kitchen. That's the local search problem we work on, and it's why every page we build puts the phone number first.

General notes

What we took into account before drawing anything.

Every item comes from a public source. The full list, with links, is kept on file.

The 2014 overlay regulates the sign out front and how far your building sits from the road. Nobody regulates your website, so you set the standard there. We help you set a high one. See what goes into a build.

  1. Indian Land is an unincorporated community, not a town. It fills the northernmost part of Lancaster County, the stretch locals call the Panhandle.
  2. There is no downtown. Commerce lines US 521 and SC 160 instead, with retail, offices and restaurants along the Charlotte Highway.
  3. The community still has its own ZIP code, 29707, and it sits inside the Charlotte metro area.
  4. On March 27, 2018 residents voted on incorporating. 83% said no, on a 42% turnout.
  5. A Highway Corridor Overlay District, adopted June 9, 2014, sets rules for materials, setbacks, signs, sidewalks and landscaping on new building along 521 and 160.
  6. Lancaster County went from 96,011 people in 2020 to 108,215 in 2023, a 12.7% jump that led the Charlotte region.
  7. After the 2020 census, redistricting gave the Indian Land area a third seat on Lancaster County Council.
  8. New schools keep opening: Van Wyck Elementary in 2018 and a new Indian Land High School in August 2021.

ResponseNo. The studio is in Mooresville, NC, about 50 miles up I-77 and I-485, roughly an hour by car. We'd rather tell you that than rent a mailbox on 521. Most projects run start to finish by phone, email and screen share, and Roger will make the drive when sitting down together actually helps.

RFI 02Who owns the site once it's live?

ResponseYou do. The domain, the text, the photos and the code all belong to your business. We host it because that keeps it quick and looked after, not because you're locked in.

RFI 03Is it built on a template or WordPress?

ResponseNeither. Each page is written by hand in plain HTML and CSS. There's no theme to outgrow and no admin screen for bots to probe, and it loads fast on a phone parked in a 521 turn lane.
